No flat in this condition goes for this rent.

You signed anyway, because there was nowhere else you could take.

Not blank because there was nothing. Blank because it had been removed.

STORY

Ordinary life comes apart, quietly.

The first day, moving your boxes in, nothing happened.

On the second, in the bathroom mirror, something moved behind your reflection.

Late on the third night, there were photographs in your phone that you had not taken.

ACCIDENT PROPERTY 2:33 AM — a phone in a dark room showing 02:33 and a notification that a photo has been added | PIXEL PROMO
02:33 — New photo added
  • A stain on the ceiling that keeps changing shape.
  • A shower that shuts off after five minutes.
  • Voicemail messages nobody left.
  • And the charm the caretaker pressed into your hand.

The more of the flat you search, the more you find of what Misaki, the tenant before you, left behind.

And the more you realise there are rules here you are expected to keep.

To live in this building you have to follow certain rules. Only one person will tell you what they are.

ACCIDENT PROPERTY 2:33 AM — a photo left on a phone: a woman in white standing beside someone asleep on a futon | Japanese horror in Fortnite | PIXEL PROMO
Photographs you did not take keep appearing in your album. Whoever took this photograph was inside the room.

What should frighten you is not whoever is in the room. It is the person who knew, and let it to you anyway.

THE FIVE RULES

What you have to keep to, in room 204.

None of it is in the tenancy agreement. The caretaker tells you out loud, on the day you move in.

05

What happens when a rule is broken is something to find out inside the room.

TWO WOMEN

One is waiting for you. One is watching you.

Which of them is trying to protect you is not something you learn until you leave.

She is not looking at you.
She is waiting.

(She keeps her back turned, and says nothing) Please do not look at me yet

At 2:33 AM a woman appears in the room. Long black hair, white clothes, standing with her back to you.

As long as you keep the rules she does nothing. She does not come closer. She does not speak.

But as the days pass, where she stands has been moving nearer.

Whether the person she is waiting for is you, or somebody else, is not clear.

The only person who will tell you the rules.
Also the person who let you the flat.

When it gets to 2:33, close your eyes She is still waiting, you see

On the day you moved in she said the five rules out loud. None of them appear anywhere in the agreement.

“When it gets to 2:33, close your eyes.” Then she hands you a charm.

She knows the rules. Which means she knew what happens in this room, and let it to you anyway.

Did she tell you in order to protect you? Or to keep you living here?

  • A crooked smile
  • The charm
  • The five rules
  • Rent that is far too low
  • A deleted record

You cannot settle it by deciding Reina is the fear and the caretaker is the malice. Did she tell you the rules to keep you safe, or to hand you over? That ambiguity is where this story lives.

MISAKI'S DIARY

The tenant before you kept a record.

A half-finished notebook, found at the back of the closet. The dates skip.

Day 3

I knew there had to be a reason the rent was this low.

It was not the reason I expected.

The caretaker says there are things I have to keep to.

Five of them.

All simple enough to remember.

ROOM 204 ARCHIVE

Have a look around the room.

Things you missed at the viewing start turning up once you live here.

WHO DO YOU TRUST?

It is 2:33 AM. What do you do?

Choosing here does not make anything happen.

IP DESIGN

Designed as an IP asset

This is not simply horror set in a stigmatised flat. The IP is built from three symbols — a room number, a time, and a set of rules. Change the setting or the cast, and as long as the symbols remain, the work is still recognisable.

SymbolRoleStrength as IP
Room 204 Setting A number alone names the place. A sequel can change the room
2:33 AM Time The time itself works as a logo, and reads the same in any language
The Five Rules Structure Each one stands alone — the smallest shareable unit
Reina Fujii Fear She holds presence without ever being shown
The Caretaker Suspicion She reads as ally or threat, and that drives the story

“2:33”, “room 204” and “the five rules” carry the same meaning in film, manga or live action. That is the point of designing an IP out of symbols.

RESTRICTED ARCHIVE

Reading them before you play will spoil the experience.
